绪论:房地产业是一个先导性、基础性强、产业关联度很大的产业,带动并影响着相关产业的发展,是国民经济支柱性产业之一,其持续健康的发展可以带动整个国民经济的快速发展。但如果房地产业出现过度增长、脱离实际经济基础的支撑,房地产价格持续大幅度升高、脱离其实际价值,则有可能引发房地产泡沫,而且房地产泡沫在很多情况下都是以破灭的形式而结束,房地产泡沫的破灭易导致严重的金融危机,极大地危害整个国民经济,这些都被已经发生泡沫经济的国家和地区广为证实。如美国1926年房地产泡沫破碎,间接引发上世纪30年代世界经济危机;日本20世纪80年代至90年代初的房地产泡沫1991年破碎,导致日本长达15年的经济萧条;东南亚、香港的房地产泡沫1997年破碎,香港出现十几万名百万“负翁”以及我国海南、北海地区1992、1993年的房地产泡沫等造成的影响至今仍然没有完全消除。国外和国内的房地产泡沫的经验和教训告诉我们必须警惕经济过热条件下资产泡沫特别是房地产泡沫的发生和发展,因此只有对房地产市场形势进行客观正确的分析,对房地产泡沫进行检测和识别,并采取有效的防范和调控措施,才能保持我国房地产业的持续健康发展,进而保持宏观经济和金融体系的稳定和发展。我国房地产市场的发展较世界其他发达国家房地产市场晚,发展仍不规范,存在供应结构失衡,投机加剧,房地产金融产品单一,信贷宽松等弊端。近几年我国房地产市场的逐步繁荣,房地产业增加值占GDP的比重逐年提升,08年11月8日国家统计局公布的数据显示,07年我国房地产业增加值占我国GDP比重超过5%,从投资来看,房地产投资占整个固定资产投资的比率逐步提高,房地产投资在07年就已经超过了社会总投资的25%,联系到我国近两年的宏观经济过热、固定资产投资增长过快、生产资料(特别是钢铁、水泥等)价格上涨过快等经济现实情况,并考虑到房地产业的拉动作用和产业关联度,使得各界人士不得不开始关注房地产泡沫问题,特别是近期房地产价格出现全国性的普遍快速上涨,房地产市场已经反映出房价严重地超过和背离中低收入家庭的可承受范围,从而最终影响经济的稳定。就整个市场发展来看,房地产业在过去的几年当之无愧的是发展最为迅猛的行业之一,同时也是争议最大的行业之一。2001年以来,房地产投资高速增长,部分城市的房价指数节节攀升,开发商欢欣鼓舞,而购房者则怨气难消。有人说房地产有泡沫,有人却说房地产发展非常健康。在这种众说纷纭的背景下,全面的考察和评价中国当前的房地产行业,对全国的房地产市场的形势进行正确地判断和认识,对房地产价格上涨的原因进行具体分析,不仅能对经济决策提供有益的参考,而且可以帮助我们正确地分析经济形势,这也是写本文的最初原因,房地产研究意义重大,历史上几次房地产泡沫破裂事件充分奠定了房地产的政治地位、经济地位,房地产业绝不简单是商业问题,它既牵涉到国家经济,也牵涉到国家政治。本文研究房地产问题,也是希望避免诸如美国、日本房地产泡沫破裂的历史重演。遗憾的是,就是到了科技如此发达的今天,房地产理论研究也还没有一个能被公认的靠谱的研究成果,每个研究者都是抱着摸石头过河的心态踏上了这条艰苦的不归路,房地产研究既然得不到大家认可,是不是就不需要研究了呢?那当然不是,正因为房地产研究刚刚起步,我们才需要更多的人来推动房地产的研究,早日解决这一难题。房地产是一个复杂的系统,至今也没有一个比较健全的结构,当然,现在对于房地产的研究很多还是私人性质的,在公共性质上的研究也有,但并没看到什么成果,所以,房地产系统研究也给了很多人一个机遇,虽然房地产系统很复杂,面临挑战,很多人还是欣然接受了,这也让我们看到未来在房地产研究上必然会取得新的突破,我们也期待最后能形成成熟的理论研究成果,当然,也希望本文能尽我所能,为房地产研究提供一些思维结构的新定义,这也是本文作者最大的心愿。本文阐述了我国房地产的历史及现状,分析了当前房价上涨过快的原因及后果,全面阐述了房地产泡沫问题,全面解析了中国当前形式,无论是经济、政治,还是文化、贸易、周边局势等等,都进行了全面解析,本文站在国际高度,对房地产进行广视角多角度的研究,在城市化问题、中国土地制度问题、人口问题上,有比较深刻的认识和研究,也给出了最好的回应,又特别是大国关系上给出了能带给读者对国际局势认识的材料,最后,真诚的希望本文能带给读者新的认识,新的看法,新的领悟,读者能从中获取所需就是我们最大的成就,当然,限于作者的能力,限于时间的匆忙,文中如有不当之处,欢迎指正,发送到我们的邮箱,我们会慎重处理,我们的邮箱是:hoctoboy@gmail.com,欢迎来信,感谢。

The experiences and lessons of foreign and domesticreal estate bubble have shown us that we must guard against the occurrence anddevelopment of asset bubbles especially real estate bubbles under the conditionof overheated economy. Therefore, we can only carry on the objective andcorrect analysis to the real estate market, detect and identify the real estatebubble; To take effective prevention and control measures in order to maintainthe sustained and healthy development of China's real estate industry, and thusmaintain the macroeconomic and financial system stability and development. Therefore, the real estate system research also offersa lot of people an opportunity, although the real estate system is very complexand challenging, many people still readily accepted, which also allows us tosee the future in real estate research is bound to achieve new breakthroughs,we also expect that it can form a mature theoretical research results. In hopethat to provide some new definitions for the real estate research, which is theauthor’s original intention. This paper expounds the history and current situationof China's real estate and analyzes the causes and consequences of the rapidrise in housing prices, expounds the real estate bubble, comprehensivelyanalyzes the current form of China, whether economic, political, cultural,trade, the surrounding situation. This paper has carried on the comprehensiveanalysis which stands at the international level and carries on the research froma wide angle including Chinese urbanization, the Chinese land system, thepopulation. Besides, the author offers a lot of datum of the relationship amongthe big countries that will help the audiences to get known of internationalsituation. 当前的国际形势是,美国霸权主义日益增长,单边贸易给整个国际世界带来不安定因素,局部冲突不段,疫情的爆发又给本来不安定的世界形势带来更大的不确定性
当前,我国面临百年未有之大变局,机会与挑战并存,国际国内形势和问题,主要是:
国际上,美国的霸凌行为,俄乌局势,台海问题,还有新冠肺炎病毒,等等,都严重影响着稳定和经济发展。
关于国内,国际严峻形势,影响着我国经济,国际国内双循环中,出口贸易不确定性增大,局部的新冠肺炎疫情,影响着企业开工、物流和居民消费。
我还是看多的,毕竟股市是经济的晴雨表,咱们的经济全球率先增长!看好自己的国家经济。我们要乐观些。
当前形势异常严峻意思是情况或者某件事情超乎寻常的严重和紧张,就是形式处于一种非常紧张和严肃的氛围。描述的是一种氛围紧张的状态和内心的无奈,其实人这辈子会经历各种不同的生活状态和事情。但是我们不要心浮气躁,一定要充满信心和希望,淡定从容的面对一切,做到不以物喜,不以己悲,这样才能够游刃有余的生活。
当前我国农村田间道路、水利灌溉等农业生产基础设施大多相对陈旧落后,且农田基础设施也相对滞后,并具有年久失修等多项问题,农业生条件和农村生态环境都相对脆弱,农业防灾减灾能力也较为薄弱,这使得,我县农村很难摆脱靠天吃饭这一基础问题,最终造成农业生产基础设施条件与现代农业发展要求差距较大的问题。
关于这个问题,当前我国经济金融面临的形势主要有以下几个方面:
1. 经济增长放缓:我国经济增长速度已经从过去的高速增长转为中高速增长,受到国内外各种不确定因素的影响,经济增长面临一定的下行压力。
2. 贸易摩擦影响:中美贸易摩擦对我国经济造成了一定冲击,出口面临一定的压力,特别是在一些关键领域和产业链条上。
3. 金融风险挑战:我国金融体系和金融市场面临着一些风险挑战,包括高杠杆、资产泡沫、金融乱象等问题,需要加强监管和风险防控。
4. 结构性调整任务重:我国经济正面临着从高速增长向高质量发展的转型任务,需要进行供给侧结构性改革,加强创新能力和竞争力,推动经济结构优化升级。
5. 人口老龄化压力:我国人口老龄化问题日益严重,对经济和金融体系带来一定挑战,需要加强社会保障和养老金体系建设。
